Austin TX Real Estate Market Update
February’s housing market numbers are in for the Austin area, and overall, the market remains steady compared to last year. The median home price is now $450,000, reflecting a 2% decrease from $460,000 in February 2024. Meanwhile, days on market remain unchanged at 78 days, indicating that while buyers are taking their time, homes are still moving at a predictable pace.
Market Trends: February 2025 vs. February 2024
- New Listings: 3,117 (2% decrease from 3,190 in 2024)
- Homes Sold: 1,472 (19% drop from 1,817 in 2024)
- Median Home Price: $450,000 (2% decrease from $460,000 in 2024)
- Sales Volume: $889M (15% decline from $1.05B in 2024)
- Close-to-List Price Ratio: 97.2% (slightly down from 97.5% in 2024)
With fewer sales and a slight decline in new listings, buyers may find themselves with more negotiating power in today's market. On the other hand, sellers are still benefiting from historically strong home values. While the market has been relatively flat, post-election shifts may bring renewed activity in the coming months.
