“Days on market” (DOM) measures how long a home stays listed before going under contract. A higher number can indicate a slower, more balanced, or buyer-favored market. In Austin’s case, homes are taking longer to sell than they did during the recent red-hot years, a dramatic shift from pandemic-era speed.

This might feel concerning at first glance, especially when comparing to past cycles when homes flew off the market in a matter of days or weeks. But there’s context worth understanding:

  • Austin is normalizing after years of extreme frenzies.
  • Supply is up and buyer demand is more selective.
  • More homes available means buyers aren’t rushed, but they’re still active where value is present.

The City Average Doesn’t Equal Every Neighborhood

Here’s the key thing most national stats miss: Austin’s market is hyper-local. While the overall average might be 106 days, that figure includes every listing across every price point and location.

In reality:

  • Some neighborhoods still see quick activity, especially when price, presentation, and positioning are right.
  • Other areas naturally take longer because of price bracket, buyer preferences, or home style.
  • The homes that are strategically priced and marketed continue to attract strong interest and even multiple offers.
