While higher interest rates have slowed the pace of the market overall, what we’re really seeing is a growing divide between homes that are selling and homeowners who may be better off waiting.
The Homes That Are Selling Are Prepared
The homes that are moving today tend to be the ones that are well maintained, properly prepared, and priced correctly from the start.
Buyers are still out there, but they’re more selective than they’ve been in years.
That means sellers need a more thoughtful strategy going in.

The difference is that today’s buyers are more payment-conscious, more value-driven, and less willing to compromise.

At the same time, there are also homeowners who simply may not be in a strong position to sell right now.
For some who bought during the pandemic window, equity may be limited — or in some cases, even negative, depending on when they purchased and how much they put down.
In those situations, listing the home may not be the best financial move.

Real estate advice shouldn’t always start with how to get a home on the market. Sometimes it starts with helping a homeowner understand whether selling makes sense at all.
In this market, preparation still matters. Pricing still matters. Presentation still matters.
But timing and equity matter too.

The result is a market that is creating clearer outcomes: homes that are positioned well are still finding buyers, while homeowners without enough flexibility may need to pause and wait for a better opportunity.
That doesn’t mean the market is bad. It just means strategy matters more than ever.
