When to Sell a Home?
Right off the bat, the correct answer to this question is whenever YOU are ready.
While the time of year can have an impact on how long it takes to sell your house, how many offers you receive, and how much money you make on the sale, market conditions shouldn’t be your only consideration. Selling your house is personal, which is why your timing should be dependent on your specific circumstances.
The most common reasons people decide to sell are growing families, job changes, moving to a new city, or downsizing after their kids move out. Job-related moves often require a stricter timeline, whereas family-related moves can sometimes be timed to make the move more optimal. Regardless of your lifestyle, your home should meet the needs of you and your family. So if your current home doesn’t fit the bill anymore, it could be time to move.
Seasonality when Selling
People often will talk about why one season is better than the other when selling. While there is sometimes some truth to those statements, oftentimes they're just smokescreens. We see demand throughout the year following a wave pattern alongside inventory. This means that even though demand is higher in the summer, there is also a lot more inventory for buyers to choose from. You will also hear that demand is lowest in the winter, but so is inventory. Your level of competitiveness as a seller in this market remains fairly similar all year long.
What should you do?
With all this in mind, your first step should be to answer why you're making the move, what timeline that allows you, and when you personally would like to move within that timeline.
